Most families with a 1,000 sq ft flat land at ₹13–18 lakh for a complete, move-in-ready interior. Here is why — and what pushes a quote below or above that.
The figure is not a guess. It is built from the same per-item rates used in this blog's Surat 2BHK cost guide: modular kitchens priced by layout, wardrobes by square foot of front, ceilings and paint by area, and bathroom fittings by set. A 1,000 sq ft flat is almost always a 2BHK with two bathrooms, so the quantities are predictable. What changes the answer is the specification — board grade, shutter finish, hardware, ceiling design — and how much loose furniture is included.
The line items, added up
The table lists every item in a typical complete 2BHK interior of 1,000 sq ft carpet area. Each column adds up to the band at its foot. Read across a row to see where the money moves between budget, mid-range and luxury work.
| Line item | Budget (₹ lakh) | Mid-range (₹ lakh) | Luxury (₹ lakh, from) |
|---|---|---|---|
| Modular kitchen, L-shape | 1.5–2.0 | 2.2–2.8 | 3.5 |
| Wardrobes, 2 bedrooms | 1.2–1.6 | 1.8–2.4 | 3.0 |
| Beds and side tables, 2 rooms | 0.8–1.0 | 1.5–2.0 | 2.5 |
| TV unit, crockery unit, foyer | 0.7–0.9 | 1.2–1.6 | 2.0 |
| False ceiling, living and bedrooms | 0.4–0.6 | 0.5–0.8 | 1.2 |
| Painting, full flat | 0.5–0.7 | 0.7–0.9 | 1.2 |
| Bathroom fittings, 2 bathrooms | 0.6–0.8 | 0.8–1.0 | 1.2 |
| Lighting and electrical fixtures | 0.5–0.8 | 0.8–1.2 | 1.6 |
| Curtains and soft furnishings | 0.5–0.7 | 1.0–1.4 | 2.0 |
| Shoe rack, pooja unit, utility | 0.3–0.5 | 0.5–0.7 | 0.8 |
| Loose furniture: sofa, dining set | 1.0–1.4 | 2.0–3.2 | 4.0 |
| TOTAL | 8.0–11.0 | 13.0–18.0 | 23.0+ |
Fitted furniture — kitchen, wardrobes, beds and the living-room units — is close to half of every column. Rates behind the rows follow this blog's earlier guides: modular L-kitchens about ₹1.5–3 lakh, mid-range wardrobes about ₹1,200–2,200 per sq ft of front, gypsum ceilings ₹60–80 per sq ft (₹80–180 for designer work), premium emulsion ₹20–30 per sq ft over roughly 3,000 sq ft of wall and ceiling, and a mid-range bathroom fitting set of about ₹30,000–35,000 plus about ₹8,000 labour per bathroom.
Per square foot: the quick check
Dividing the bands by 1,000 gives a quick check for any quote: about ₹800–1,100 per sq ft of carpet area for budget interiors, ₹1,300–1,800 for mid-range and ₹2,300 or more for luxury. Two cautions. First, the rate must be applied to carpet area — the usable floor inside the walls — not to super built-up area, which includes walls, common areas and loading, is noticeably larger, and makes a quote look cheaper than it is. Second, a per-square-foot rate means nothing unless the scope is written down: one firm's ₹1,200 may include loose furniture and curtains; another's ₹1,500 may not.
What moves the total up or down
- Shutter finish: laminate (₹350–650 per sq ft) to acrylic (₹900–1,500) or PU (₹1,000–1,800) can add ₹2–4 lakh across kitchen and wardrobes.
- Loose furniture: a branded sofa and six-seat dining set alone can move the total by ₹1–3 lakh.
- Ceiling design: plain gypsum in two rooms versus layered designer ceilings in every room.
- Hardware: basic hinges and channels versus soft-close, tandem drawers and corner mechanisms in the kitchen.
- Electrical changes: rewiring or extra points in an older flat add a provisional sum outside these bands.
- Bathroom upgrades: changing tiles and waterproofing, not just fittings, is a separate renovation budget.
What is not in these figures
The bands cover interior work and basic loose furniture. They exclude appliances (refrigerator, washing machine, hob, chimney, microwave), air-conditioners, home automation, structural or plumbing changes, flooring replacement, design fees where charged separately, and GST, which is commonly 18 per cent on interior contracts. In other cities the same flat costs a little more or less: this blog's city guides put a mid-range 1,000 sq ft 2BHK at about ₹12–17 lakh in Vadodara, before loose furniture, and higher in Mumbai and Pune.
Frequently asked questions
Can a 1,000 sq ft flat be done for ₹5 lakh?
Only with a reduced scope — for example a kitchen, two wardrobes, painting and lighting, with no false ceiling, no TV or crockery units and existing loose furniture. A complete interior to the standard in the table starts at about ₹8 lakh.
Is interior cost calculated on carpet or super built-up area?
It should be calculated on carpet area. Ask any designer or contractor which area their rate applies to; applying a carpet-area rate to super built-up area inflates the total, and the reverse makes a quote look cheaper than the final bill.
How long does a 1,000 sq ft interior take?
A mid-range 2BHK typically takes about 10–16 weeks on site after drawings are final, depending on factory-made versus site-made furniture, ceiling work and material lead times.
Which item should never be cut to save money?
The kitchen carcass and hardware. Use BWP plywood or a good water-resistant board under the sink, and good hinges and channels — they are used every day and are the most expensive to fix later.
