Interior Cost Per Sq Ft in India (2026): Honest Breakdown

Interior Cost Per Sq Ft in India (2026): Honest Breakdown — technical guide cover

"What is your per-square-foot rate?" is the first question almost every homeowner asks, and it is the least informative number in interior pricing — until the inclusions behind it are defined. A ₹1,200 per sq ft quote that includes wardrobes, kitchen, ceilings, paint and lighting is a fundamentally different proposition from a ₹1,200 quote that covers only wardrobes and kitchen. The per-square-foot rate is a summary, not a specification; this article gives the honest 2026 bands, the inclusions table each band carries, and the items that are always extra, so the number can be used the way it should be — as a cross-check, not a contract.

The 2026 bands for full-home interiors, per sq ft of carpet area: basic ₹800–1,200, mid-range ₹1,200–2,000, premium ₹2,000–3,500 and above. Most complete homes land at ₹1,400–1,800 per sq ft — the centre of the mid band, where laminate finishes, branded hardware and gypsum ceilings meet without luxury markups. On a 1000 sq ft home that is ₹14–18 lakh all-in for the typical complete interior, which is exactly where the mid-range 2BHK band of the companion cost guide sits. The bands are consistent because they are built from the same room rates; the per-square-foot figure is just the total divided by the carpet area.

The denominator matters as much as the rate: interior per-square-foot is always quoted on carpet area (the usable floor inside the walls), never on super built-up area. A 1400 sq ft super built-up flat with 1000 sq ft of carpet at ₹1,500 per sq ft is a ₹15 lakh interior, not a ₹21 lakh one — and any quote that applies the rate to the larger area is inflating the total by forty percent. What this article settles: the inclusions behind each band, the math that converts carpet area to a budget, and the extras list that every honest quote carries separately.

Furniture dominates every band; finishes are the lever that moves a home between bands.

The anatomy chart carries the most useful budgeting insight in this article: furniture — kitchen, wardrobes, beds, storage — is roughly forty percent of every band, and finishes are the lever that moves a home between bands. Two homes with identical furniture quantities price a full band apart on finishes alone: laminate shutters at ₹350–650 versus PU at ₹1,000–1,800 per sq ft, economy emulsion at ₹12–18 versus premium at ₹20–30, plain gypsum at ₹60–80 versus designer cove at ₹80–180. When a budget needs trimming, the finishes column is where the cuts land without touching a single cubic foot of storage; when a home needs upgrading, the same column is where the money shows.

The carpet-area math, worked

Take a 1000 sq ft carpet-area home at the typical ₹1,400–1,800 per sq ft: the budget is ₹14–18 lakh. Break it against the anatomy: roughly ₹5.6–7.2 lakh of furniture, ₹3.5–4.5 lakh of finishes, ₹1.7–2.2 lakh of electrical and lighting, ₹1.4–1.8 lakh of soft furnishings, and ₹1.8–2.3 lakh of labour. Now the cross-checks that keep a quotation honest. Painting: paintable area is carpet × 3–3.3, so 3,000–3,300 sq ft at premium emulsion's ₹20–30 all-in is ₹60,000–99,000 — if the finishes block cannot absorb that, the quote is under-scoped. False ceiling: 600–800 sq ft of gypsum at ₹60–80 is ₹36,000–64,000. Kitchen: an L-shape at ₹1.5–3 lakh. Each of these is independently verifiable from the 2026 rates; a per-square-foot total that cannot survive these spot-checks is a number without a plan.

The super built-up trap deserves repeating because it is the most common per-square-foot abuse: builders sell on super built-up area, interiors are built on carpet area, and a rate applied to the wrong area silently inflates the budget. Always ask which area the rate multiplies. The second abuse is the blended finish: a single per-square-foot rate that averages laminate wardrobes with PU kitchen shutters hides the most expensive line item inside the average. The inclusions table at the top of this article is the antidote — make the quote fill it in, band by band, room by room.

Below ₹800: scope is missing somewhere — check what was deleted. Above ₹3,500: bespoke scope — validate line by line, not by the rate. The bands also set expectations for negotiation. A quote below ₹800 per sq ft for a full home is not a bargain; it is a scope deletion — something on the inclusions table has been quietly removed, usually the hardware brand, the ceiling design, or the accessories. A quote above ₹3,500 per sq ft is not automatically overpriced; it is bespoke — imported finishes, automation, designer lighting at ₹2,000–15,000 per pendant — and it should be validated line by line rather than argued about as a rate. The healthy conversation with any designer is not "reduce your rate" but "show me the inclusions table, and move items between columns until the total fits.

What is always extra

  • Appliances of every kind — hob, chimney, refrigerator, washing machine, air-conditioners.
  • Civil work — wall changes, plumbing re-routing, waterproofing, floor levelling.
  • Electrical point-shifting and load upgrades beyond builder provision.
  • Loose furniture — sofa, dining set, beds — unless explicitly included.
  • Curtains, curtain rods, and soft furnishings beyond basic.
  • Home automation, security systems, and designer light fittings above panel grade.
  • GST, unless the quotation states inclusive.
  • Avoid signing a per-square-foot quote that does not attach the inclusions table — the rate without the table is a wish, not a price.
