Repainting Your Home: When and How

Repainting Your Home: When and How — technical guide cover

Every home has a repaint clock, and it runs for about five to seven years. Exterior walls in harsh sun give up sooner; sheltered interior walls stretch longer. The signs are unmistakable once you look: colours that have dulled unevenly, hairline cracks mapping the putty, paint that chalks onto your palm when you rub the wall, and bathrooms where the coating has started to peel at the edges.

Two decisions dominate every repaint: when to do it, and how much preparation to insist on. Timing matters because paint needs dry walls and dry air — the monsoon is the worst season to paint, and the months after it are the best. Preparation matters because roughly seventy percent of a paint job's quality is decided before the colour coat goes on: cleaning, crack repair, putty, sanding and primer. Expensive paint over poor prep fails like cheap paint; mid-range paint over excellent prep looks premium for years.

This guide covers the repaint cycle, the paint types with their real per-square-foot costs, the preparation sequence that decides the finish, monsoon timing, a one-room-at-a-time plan for occupied homes, and the full cost maths for a typical flat.

Paint types: what each costs and where it belongs

Paint typeAll-in cost (putty + primer + 2 coats)Typical lifeBest for
Distemper₹7–12 per sq ftShortest — budget refreshRental flats, low-use rooms, tight budgets
Economy emulsion₹12–18 per sq ftThe 5–7 year standard cycleMost interior walls — the default choice
Premium emulsion (Royale-type)₹20–30 per sq ftLonger; richer finish, better washabilityLiving rooms, master bedrooms, high-visibility walls
Exterior weather coat (Apex-type)₹17–26 per sq ftBuilt for sun and rainAll exterior walls — never use interior paint outside
Texture / designer finishes₹40–150+ per sq ftVaries with the systemFeature walls only — priced per design, not per coat

The rule of thumb for budgeting: paintable area runs about 3 to 3.3 times the carpet area — walls plus ceilings, minus doors and windows roughly balancing out. A 900 sq ft carpet-area 2BHK therefore carries around 2,880–2,970 sq ft of paintable surface. At economy emulsion's ₹12–18, that is roughly ₹35,000–53,000 for the whole flat; at premium ₹20–30, roughly ₹58,000–89,000. Same flat, same labour — the paint grade is the lever.

Fig. 1 — The paint system: layers in section plastered wall — must be dry, sound, clean wall putty, 2 coats — the smoothness layer; sanded primer, 1 coat — the bond paint, 2 coats — the colour and protection The 70% rule: Cleaning, crack repair, putty, sanding and primer decide the finish. Skipping putty to save money shows as every undulation telegraphing through the colour coat. Skipping primer shows as patchy, thirsty absorption. Neither is fixable after painting.

Surface preparation: the sequence that decides everything

Preparation runs in a fixed order. First, clean: walls are washed or wiped down, because paint does not bond to dust, grease or loose chalk. Kitchen walls near the hob need degreasing — paint over grease peels in sheets. Second, repair: cracks are filled and mesh-taped where needed, holes and dents are filled, and any damp or seepage is fixed and dried first — painting over active damp is money thrown away.

Third, putty: two coats of wall putty, each sanded after drying, build the smooth base. This is the labour heart of the job and the step most often thinned to cut costs. Fourth, primer: one coat that seals the putty and gives the colour coats uniform absorption. Only then the two colour coats, applied with proper drying time between them. A contractor who wants to skip putty or primer is not saving you money — they are moving the next repaint closer.

Measure room by room for an exact figure — the rule is for budgeting, the tape is for quoting. Rates are all-in (putty + primer + 2 coats). Labour is inside the per-sq-ft rate — confirm what the quote includes.

Timing: paint with the season, not against it

Paint needs two things from the weather: dry walls and dry air. The monsoon fails both — walls hold moisture, humidity slows curing, and exterior work is impossible between showers. In most of India the practical painting season runs from after the monsoon into early summer (commonly cited practice): walls have dried out, humidity is low, and each coat cures on schedule.

For occupied homes, the one-room-at-a-time plan beats the whole-house blitz. Empty one room, shift furniture to the centre and cover it, complete the full prep-and-paint sequence there, let it cure, then move on. It takes longer on the calendar but the house stays livable — and painters do better work in one clear room than in five half-occupied ones. Start with the rooms that bother you most; end with the ones nobody sees.

The full cost maths: a 2BHK worked example

Take the 900 sq ft carpet-area 2BHK: paintable area ≈ 2,880 sq ft (×3.2). In economy emulsion at ₹12–18 per sq ft all-in, the whole flat repaints for roughly ₹35,000–52,000. In premium emulsion at ₹20–30, roughly ₹58,000–86,000. A single 12 × 10 ft bedroom (about 400 sq ft of paintable surface: four walls plus ceiling, minus openings) runs roughly ₹4,800–7,200 in economy or ₹8,000–12,000 in premium — the unit economics of the one-room-at-a-time plan.

What the per-square-foot rate must include: crack filling and minor repairs, two coats of putty with sanding, one primer coat, two colour coats, and protection of floors, furniture and fixtures. Quotes that exclude putty or primer are not cheaper — they are incomplete. And exterior walls always get exterior-grade coating (₹17–26); interior emulsion outside chalks and peels within two summers.

Room-by-room verdicts

  • Living rooms: premium emulsion on the visible walls — washability pays where hands and furniture touch.
  • Bedrooms: economy emulsion is plenty; spend the saving on good prep and a restful colour.
  • Kitchens: washable emulsion; degrease thoroughly before painting — paint over grease peels.
  • Bathrooms: moisture-tolerant coatings; fix ventilation and seepage first or the paint blisters.
  • Exteriors: weather-coat only (₹17–26), never interior emulsion — sun and rain destroy the wrong paint fast.
  • Feature walls: texture or designer finishes (₹40–150+) on one wall per room, plain emulsion elsewhere.
  • Rentals and low-use rooms: distemper (₹7–12) is the honest budget choice — cheap, cheerful, replaceable.
  • Timing: paint after the monsoon, never during it; one room at a time in occupied homes.
